Steps for Renting a Villa in Dubai:
Determine Your Budget: This is the first big step in your Villa renting journey. Take help from a Real Estate broker or ask your financial advisor to arrive at a ballpark magic figure based on your affordability to manage the villa rentals on a monthly basis. Your income should be four times your rental fee in order to have sufficient amount in hand for spending on other necessities. You may also have to factor in additional payments for monthly electricity bills, water bills, villa maintenance charges, clubhouse membership charges, and so on. Make an Excel sheet with all the likely expenses you would incur to own a rented Villa accommodation for your family.
Do some Research: Based on your budget you may have to compromise on the locality in which you choose to rent a villa. According to Bayut, some of the best villa communities in Dubai as of 2022 are; DAMAC Hills, Arabian Ranches, Dubai Hills Estate, Palm Jumeirah, The Springs, etc. Google the proximity of these locations from your work or business place, and choose the one that is closest to your office area. If you desire to stay away from the hustle-&-bustle of mainland Dubai, then suburban villas might have more affordable rental rates, but the daily commute time to and fro may be slightly more. In that case, find out whether public transport facilities like metro, bus, and taxi shuttle services are easily available in your neighborhood.
Finalize the Contract: After having visited the villa personally and ticking all the checkboxes, it is now time to discuss the contract. The broker will act as a middleman between the landlord and yourself, and he should be good at bargaining in order to finalize the best-priced rental deal for your future villa home in Dubai. Besides the regular rentals, you would need to pay an upfront deposit, which will be reimbursed partially once you vacate the villa. You might also want to know how much percentage is the increase in rent, on a year-on-year basis! All these details need to be mentioned clearly in the contract.
Prepare for Ejari: A rental contract becomes legal in the Emirates only when it is registered with Ejari which literally means ‘My Rent’. Registration with Ejari happens via an online portal ejari.gov.ae and is mandatory as per RERA rules. Ejari method protects the rights of the landlord and the tenant, such that there is no dispute or cheating. As a renterer, you can enforce a reliable background check of the landlord via the Ejari portal, and do away with illegal or fraudulent sellers. Kindly keep the following documents handy; a copy of the title deed from the landlord, your Emirates ID, tenancy contract, and passport copies of yourself & the landlord. On completion of the Ejari process, you are entitled to receive the keys to your new home. Happy Living!
DEWA Registration: Now that you are starting to get comfortable in your new rental Villa in Dubai, there is just one more step that the Government expects you to fulfill. The DEWA (Dubai Electricity and Water Authority) registration is important to get your regular water and electricity supply. All you need is a DEWA number which is allocated to each property and a copy of your passport and the landlord’s too. Apart from this, the title deed certificate and DEWA form (fully filled) should be handed over along with cash or cheque of AED 4,000, plus AED 110 as set-up charges.
A rented Villa will assure you much-needed privacy, several entertainment avenues, and a chance to share good times with friendly neighbors & family members. So, enjoy the epitome of luxurious living in the city of your dreams.
